You can always start with cheap furniture from Ikea then upgrade later to the good stuff. Some of the Ikea stuff if pretty good too you just have to know what to look for. You can furnish your whole place for about $4-5K.
There are also funiture warehouses that sell designer knockoffs at reasonable prices which are as a good as the real thing.
You might also score a deal if you search for quality furniture on eBay. I've bought some King Furniture lounges and saved a lot.
Just an option for certain furniture, where new isn't necessary if you can find as-new. :)

thanks boys some very helpful suggestions on the furniture front. i'll keep em in mind. as for the 1st GTI, dude that car became a liability...owning her for longer would have ended in tears. plus i am old i'm 33.

These days I think you're doing well to get the redbook value. I tried selling mine for a lot and wasn't until I reduced it a few times that I got people ringing up.
If you are after top dollar be prepared to wait 6 months or more to sell it (still may not get a buyer). As owners it would be nice to get what you think it's worth but the market is crap, and depends if you want it gone or not.
Sometimes when people buy cars they don't actually appreciate the true value of a car, eg. R32 compared to a 'new' MKVI GTI. I personally would just put an ad on every forum/website I know and play the waiting game.

Just seem to be too many r32s for sale. Had the guy quick sale at 52k but tried to squeeze extra 3 out of him for 55k. Seems buyers more worried about resale value than getting what you pay for as most people keep cars for 2-3 years.

Hopefully the golf r with same options as r32 will make the latter more of a better deal. Who knows such things.

Forgot to say, those two are a hard choice :D. People do seem a bit tight when it comes to buying second hand cars and in my experience when selling mine a lot of people didn't want to pay more than early-mid 40k's. then again it's a fair bit when you can get new GTI's for similar or a bit more.
They should be glad they didn't spend heaps buying a brand new - I didn't expect them to drop in value so much and personally the new price was a bit steep.

I think in this economic environment new gti's seem a more fiscally responible choice than a near new r32. I'm seeing less milfs in bm's out there and more in gti's and r32s.

All yours French. But it's a dog eat dog market out there. IMO too much choice I.e new mkvi gti, or r32, or golf r, or even a cheap mkv gti, all good choices. Customers keep changing their minds I feel.

This was one of the reasons I sold the MKV GTI, I just couldn't stand seeing milfs driving my car of choice (well here on the North anyhow)
I soon solved that problem haha.
